Our rental agreement and FAQ's.


Cancellations that are made more than 30 days prior to the arrival date are not subject to any fees. Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment equal to half the total rent balance. Cancellation or early departure does not warrant any refund of rent.


Check-in is any time after 4 pm on your arrival date unless other accommodations have been met.

Check-out is at 12 pm on your departure date unless other accommodations have been met.


Absolutely no parties or excessive noise after 10pm, as enforced by the City of Austin curfew and the HOA bylaws. We take this very seriously out of respect for our other guests and neighbors. If we receive a complaint, we will address the issue with the primary renter, and a second complaint may be met with an immediate eviction without refund.


A reservation deposit of $150 is required. This must be received within 5 days of booking the reservation. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within 15 days of departure, provided the following provisions are met.

  • No damage is done to unit or its contents, beyond normal wear and tear.
  • No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
  • All debris, rubbish and discards are placed in dumpster, and soiled dishes are placed in the dishwasher and cleaned.
  • All keys are left on the kitchen table and unit is left locked.
  • All charges accrued during the stay are paid prior to departure.
  • No linens are lost or damaged.
  • No early check-in or late checkout.
  • Parking passes are left inside the unit upon departure.
  • The renter is not evicted by the owner (or representative of the owner) or the local law enforcement.


Any exceptions to these policies must be approved in writing in advance.


Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.


While linens, bath towels, toilet paper and paper towels are included with the reservation, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.


The owner is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.


The maximum number of guests is limited to 3 persons.


Our properties require a 2 night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than 2 days, the guest will be charged the two-night rate.


One parking pass is provided to the renters. Renters must display parking pass on the car dashboard at all times. Failure to display may result in towing of vehicle at renter’s expense. Leave the parking passes inside the unit upon departure. The owner is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities.


An advance payment equal to half of the total rent balance must be received within 5 days of booking the reservation. The advance payment will be applied toward the total rent balance. The remainder of the total rent balance is due before or at check-in of your arrival date. The advance payment is not a damage deposit.

Payments can be made by check, cash, or credit / debit card through Paypal.


Pets are not permitted in rental units under any conditions.


Our properties are NON SMOKING.


A Hotel Occupancy Tax of 15% (6% state + 9% local rate) is charged to the total rent balance as required by law.
